A topic that comes up all the time is Airbnb liability insurance. Is your current policy enough? What about if you only rent a few times per year? Does that even matter? Are you even asking the right questions? And who is answering these questions you ask?
Insurance is complicated.
The problem with insurance is that you never know exactly what you have until you have to file a claim. Statistics show that around 7% of homeowner’s & renters actually file a claim.
What’s alarming is that it’s safe to say 95%+ of Airbnb hosts carry either a homeowner’s or renter’s insurance policy. Why is this alarming? A homeowner’s (HO) or renter’s policy could rightfully deny any claim involving a guest. Let’s dig deeper.
All major insurance companies use similar forms developed by ISO. These forms have changed over the years, but one thing has remained the same; all homeowner’s policies carry a “business pursuit’s exclusion”. In other words, any claim involving a business would be denied on the HO form. This exclusion has also been altered. Visit FC&S and scroll down to “Rental of Premise to Others” near bottom of page.
The key term here is “on an occasional basis for residential purposes”. The problem is the definition of residence: Living or dwelling in a certain place permanently or for a considerable length of time.
When someone rents a place on Airbnb, whether it is a room, or the whole dwelling, for a night, or for a week, it’s NOT their residence. Airbnb hosts collect money and rent their dwelling to guests; it’s no different than a hotel. Hilton does not carry a homeowner’s policy; they carry a business insurance policy.
Trouble is, a hotel/motel business insurance policy is expensive and is not designed to replace a homeowner’s policy. And major homeowner’s insurance carriers see short-term rentals as very High Risk and will not insure them as a business and offer commercial/business liability.
Are you a landlord or property manager? Make sure you are requiring your tenants or property owners to carry the correct type of insurance. Don’t forget to be added as an additionally insured party.

More and more cities like Austin, Santa Barbara, and Chicago are now requiring short-term rental owners to carry and pay for a business license. The tax codes have changed and short-term rental owners are now required to file a business Schedule C on their income taxes. Neither of these are requirements for a long-term lease rental. NEW NOTE: San Francisco just passed a law to go in effect Feb. 2015 that all short-term rental owners (30 days or less) will be required by law to pay the cities 14% hotel tax, carry $500,000 in liability insurance, and register with the city. - I have a landlord policy and have been told this covers my short-term rental, is this correct?
Landlord policies also carry a “business activity” exclusion.Landlord policies are written for landlords, not business owners. A long-term lease rental is not a business. Let’s use a liability example: A renter leases your home for six months. Two months later he/she “slips and falls” in the shower because there is soap scum built up on the tub floor. Does this liability fall on the landlord? No, of course not, it’s the tenant’s responsibility to keep a clean tub. Now, the same situation. A vacationer rents a home for a week. You better believe it’s the property owner’s responsibility to keep a clean tub. The vacationer assumed they were renting a clean/safe property. No different than a hotel. The liability falls on the property/business owner. - How do I get covered for business activity?
You buy a business insurance policy. - If I insure my short-term rental as a business, can I also stay or live there?
There are no standard occupancy restrictions on a business policy. This means the property is insured while you stay there, friends or family, and of course paying guests. - If I have a business policy do I keep my homeowner’s or landlord policy in place?
The business policy is designed to fully replace the current coverage you have. You would cancel your current policy. - What is personal liability?
Personal liability is found on homeowner’s policies.It covers you for personal negligence and follows you anywhere you go in the world. It’s very important to carry personal liability. This is why the business policy needs to add it in the event your short-term rental doubles as your primary residence. There is no reason to add it in the event you carry a homeowner’s on another residence, as you would be “double insured”. - Does my personal umbrella policy cover over my short-term rental?
The same “business activity” exclusions apply as it’s personal. However, standard personal umbrellas do cover over a long-term landlord property. It’s not a business. - What is a commercial umbrella?
A commercial umbrella is a policy that covers “above and beyond” a standard business policies liability limits.Most business policies carry $1,000,000/$2,000,000 in commercial general liability, and would suffice as the underlying policy for a commercial umbrella. - I have my short-term rental under a Corp is this OK?
In fact, this is encouraged. Since your short-term rental is a business it’s always smart to incorporate. A standard business policy can have the named insured as an individual, partnership, LLC, Corp, or Trust.

What are some companies who offer good commercial insurance?
The carriers in your area will vary. I would suggest you contact who your current auto/home/renters insurance provider and see if they can provide any commercial policies. Usually if you keep your insurance policies with one company/brand, you can get a discount.
I recommend, from experience, not even mentioning airbnb and just say short term rental. My insurance broker freaked out with hearing that. There are many assumptions first of which is that you will not be in the unit while you are renting out short term each time. I have an extra room. Just mentioning airbnb threw things into a tailspin that caused me to get dropped from my insurer at the time, and it took a month to get a very expensive policy.
If you’re an AirBnB host in the UK I recommend Guardhog – I cannot recommend highly enough in fact! They offer a perfect service for precisely this issue – you don’t need to replace your existing home insurance, instead add this on as a sort of “bolt-on”. You only pay for cover as and when you need it and they offer a fantastic, personable service.

Yes you can use your company name when you set up your host profile. I will give you some personal advice through my experience.
Guests on Airbnb want to rent from people, not rental companies. That’s what makes Airbnb special…person to person sharing. When guests see a company logo instead of a personal headshot in the host profile, they wonder, “Hey, will this be like a hotel?” You can get insurance with your company, but you can then market your listings under your personal name. This will most likely lead to higher conversions.
I’m a new host on AirB&B. Have I immediately invalidated my current home owners insurance policy even if no guests have actually stayed?
What do you think of the new (Oct 22, 2015) Home Protection Insurance (offered/included) from AirB&B? Will this supersede my homeowners insurance in its entirety – for instance, including fire damage?

The new Home Protection Insurance with Airbnb seems to be a good product for hosts, but I have yet to have a host use it and tell me their experience yet.
What you can do is contact the guys at Proper Insurance https://proper.insure and let them know your situation. They know a lot more about the insurance Airbnb offers and the supplemental products they can extend your way.

Be careful with this if you have a listing and you get injured as a guest. They will hold your listing hostage. if they do not believe you. This is what is happening to me now and I just lost $7000 in bookings as well as $4000 af prequalified inquires. If you get assigned Alyssa as case worker for the host, you are screwed.
You may want to consider opening a totally sperate account for trave and away from you hosting account so they cannot do to you what they are doing to me. You would think one would have nothing to do w/ other but I am living proof that they can and will do anything the want, no matter how wrong it is and how it can harm you financial
I am in middle of best ski season in 10 years and all of my booking got cancelled including guest coming in last night. I now have an empty condo instead of $450/ night I should be getting right now. What makes it really bad is that make it look like I cancelled the bookings. Which will show up badly if every this get fixed.

Why not create a new account with a different company like vrbo etc? It’s your condo and your business. Don’t be held hostage!!!!
You don’t have an exclusive with airbnb, so do what you need to do and sign with another company and get your revenue!!! Marriott doesnt close their doors if a guest has an accident

I cannot confirm 100% that this will apply in the UK. You should contact your insurance carrier and see how running an Airbnb will affect your policy and if you should get additional coverage.
Hi, I was led here by the article on talking to landlords, https://learnairbnb.com/airbnb-landlord-permission-negotiation/. In it, they mention the $1 000 000 insurance guarantee and also this Airbnb LIability insurance. I’m a bit confused – if there’s damage, will the $1000 000 guarantee cover it, or do i need the Airbnb liability as well? Help much appreciated!
The article I wrote was from about 1 year ago before Airbnb announced their host protection insurance.
From my understanding, the new host protection insurance from Airbnb will cover you for up to $1MM in liability claims and the $1MM host guarantee will protect you for $1MM in damages. The VRBO group policy is similar to the Airbnb host protection insurance. There are many contingencies for the $1mm guarantee and we have seen it denied many times to hosts.
Supplemental insurance from a 3rd party like Proper is a good idea if you have a home/property/things worth MORE than $1MM and/or if your home can house more than 4 people. I say the 4 people thing because of a scenario like this: Say there is a fire in your home while people are sleeping. All 4 people get burned or have some type of medical need…with today’s medical costs…$1MM liability protection from Airbnb will not go extremely far. 4 people can spend that in about 1-2 weeks in a hospital. Now if expenses go over that, you can be sued to pay the balance of your guests’ medical bills. Will they win? Not sure, but it’s better to be protected than not.
Another caveat about the Airbnb host insurance is such that it is ONLY in effect when there are guests staying in your home. Your current Homeowners policy is most likely null/void since you run an Airbnb rental from there (they will not accept your claims since there is most likely a business exception clause.)
So now you need protection in case something happens when you have NO guests at home…in comes a 3rd party insurance policy like Proper Insurance. Their policy will help fill the gaps when your guests are not there. You can then (most likely) cancel your homeowners policy since you will have replaced it with a Proper Insurance Rental policy.
So to tie this all together I would say you are most likely safe and fine with the Airbnb Insurance they provide, but you do need protection for when you have no guests.
I have now checked with my 2 insurance companies: one for my primary residence and one for the rental property. Because my rental has a pool, the homeowners policy with that firm is going to cancel me because I am renting it out to airbnb and have increased risk. I now have checked with nationalwide companies and so far no one will cover me. What to do???

Postscript: We were a little panicked by the picture of ruin painted by this article but when we checked with our home insurance agent, we were reassured that even with a swimming pool, our home insurance has bnb guests and us covered for up to 90 days. Beyond that we would need to reconfigure our policy but otherwise we are just fine. Don’t assume that the “traps and dangers” are really there. Check with your home insurance company.

State Farm dropped my Landlord Policy when they learned my condo was an Airbnb. Allstate offers additional coverage but you need your primary coverage with them, American Family is reviewing their terms. I need a policy to cover the unit for mortgage and liability issues, any recommendations.
All I did was ASK my homeowners carrier if they had any B&B type commercial insurance products as I had a bed/bath unit attached to my home that I wanted to short term rent — and they told me they would non-renew my homeowners, my personal liability umbrella, AND my landlords liability insurance on another property I own and rent out long-term. (Plus I would lose the landlord property insurance from the carrier’s agent in the different state where my long term rental is.) I had “created uncertainty.” They required a written statement that I was not short term renting and had no plans to short term rent. I am getting a policy from Proper Insurance and at that point I will have “plans.” Meanwhile the agent in the city where my long term rental is (who I presume wants to keep selling me landlord property insurance) told to me to get renters liability insurance policy for living in my own property (!) (Should I be paying myself rent?!) so it could be extended to my other, long-term rental property. This is crazy-making. I may Airbnb for a year and decide it’s not my cup of tea, then I’ll have to unwind all this stuff and start over.

Does the airbnb insurance cover guests who book through VRBO?
No. As stated in the terms, the coverage only extends to damages arising from guests who use Airbnb to rent your property. Also the coverage only is in place for as long as you have an Airbnb guest. This means that your Airbnb coverage is there as soon as the Airbnb guest checks in, and it disappears as soon as the guest checks out.
Guests from any other platform will most definitely not be covered. Why would Airbnb orovide insurance for a competitor?

I’m a little confused. Why would my home owner’s insurance refuse to cover something that happened when there were no guests in the house? Especially if the damages were caused by non-related to the business?
Because insurance companies will look for any opportunity to deny a claim (and save money), and if you’ve violated the contract, they have one.
Just spoke with a Proper Insurance representative for Florida. They do not offer a policy for a “shared” space rental property. I would not be able to live at the rental property nor rent to multiple guests.
